Your Journey

What to Expect When Building a Custom Home

Building a custom home doesn't have to be confusing. Here's exactly how it works.

Most of our clients come to us because they want a custom home but don't know where to start. They're not construction experts—and they don't need to be. That's what we're here for. This page walks you through our process so you know what to expect at every step.

The Path Forward

Five Phases from Dream to Move-In Day

Every custom home follows this journey. We'll be with you the whole way.

  • Initial Conversation

The first step is simple: we talk. You tell us what you’re dreaming about—the location, the size, the features that matter to you. We answer your questions about the building process, timelines, and costs.

This conversation is free and comes with no commitment. It’s a chance for us both to see if we’re a good fit. By the end, you’ll have a realistic sense of what your project might look like and what steps come next.

    What happens in Phase 1:

    • In-person or phone conversation with John
    • Discussion of your vision, timeline, and budget range
    • Overview of the building process
    • Answers to your initial questions

    Typical timeline: 1-2 weeks

  • Turning Vision Into Plans

Once we’ve agreed to work together, we move into the design phase. This is where your vision becomes architectural plans. If you already have designs, we’ll review them together. If not, we’ll connect you with architects we trust and work alongside the design process.

We pay attention to livability during this phase—making sure the plans work for how you actually live, not just how they look on paper. This is also when we refine cost estimates and make selections for major materials and finishes.

    What happens in Phase 2:

    • Architectural plans developed or reviewed
    • Floor plan optimization for livability
    • Material and finish selections
    • Detailed cost estimate refinement

    Typical timeline: 4-8 weeks

  • Navigating Local Requirements

Oregon’s coast and Willamette Valley each have their own permitting requirements, and coastal areas can be particularly complex. We handle the permit applications, coordinate with local building departments, and make sure everything is approved before we break ground.

This phase takes longer on the coast due to additional requirements around coastal construction. We’ll keep you informed throughout, but you won’t need to manage this process yourself.

    What happens in Phase 3:

    • Permit applications prepared and submitted
    • Coordination with local building departments
    • Environmental and site requirements addressed
    • Final approvals obtained

Typical timeline: 4-12 weeks (varies by location)

  • Building Your Home

Construction is where the planning pays off. You’ll see your home go from foundation to framing to finishing. Throughout this phase, we maintain clear communication with regular updates and scheduled site visits.

We’re upfront about timelines and any issues that arise. If something needs to change or a decision needs to be made, we’ll explain your options clearly so you can make informed choices. No surprises.

    What happens in Phase 4:

    • Foundation, framing, and structural work
    • Mechanical systems (electrical, plumbing, HVAC)
    • Interior finishing and detail work
    • Regular progress updates and site visits
    • Quality inspections at key milestones

    Typical timeline: 8-12 months

  • Final Walkthrough and Move-In

Before you move in, we do a thorough final walkthrough together. We review every detail, note any items that need attention, and make sure you’re completely satisfied. We’ll show you how everything works and answer any questions about your new home.

After move-in, we’re still here. If questions come up or issues arise, we’re a phone call away. Building your home is just the beginning of our relationship.

    What happens in Phase 5:

    • Comprehensive final walkthrough
    • Punch list completion
    • Home systems orientation
    • Keys handed over
    • Post-move-in support

    Typical timeline: 2-4 weeks
